- Commercial
- Scope
- LED retrofit + lighting controls
- Area
- 42,000 sq ft, 4 floors
- Schedule
- Night shifts, occupied building
Four occupied office floors converted to LED with daylight harvesting controls — all work performed after hours so tenants never lost a working day.
Working in occupied spaces
Tenants stayed on every floor throughout. Each night's work zone had to be cleaned, reset, and fully operational by 7:00 AM.
Title 24 lighting constraints
California Title 24 requires automatic shutoff, multi-level control, and daylight-responsive zones near windows — legacy fixtures had none of it.
Limited access windows
Freight elevator, loading dock, and ceiling access were only available after building hours, compressing every work shift.
Phased night-shift plan
Floors were split into nightly zones with a written reset checklist, so lighting was always restored before tenants arrived.
Networked daylight harvesting
Perimeter fixtures were placed on photosensor-controlled zones, with occupancy sensing and multi-level dimming in open office and private offices.
Documented closeout
Our journeymen labeled every control zone and delivered as-built drawings and Title 24 acceptance documentation for the inspector.
Results
- Zero tenant downtime across the full retrofit
- Title 24 compliant controls on all four floors
- Nightly progress reports delivered to facilities management
